Terms of Service

These terms govern your license to use lead data purchased from Record Signal. For how we handle data about you as a customer, see our Privacy Policy.

1. What Record Signal provides

Record Signal delivers a weekly CSV feed built from Massachusetts court public records (probate and pre-foreclosure filings) and, where available, contact information supplied by licensed data providers. Delivery is scoped to the region and product you subscribe to.

2. Permitted use

Lead data is licensed to you for business development and direct marketing purposes only, for lawful services relating to probate, estate administration, real estate, or related needs. The license is for your own use; it does not transfer to any other company or individual.

3. Prohibited use

You may not use Record Signal data for:

  • Credit, employment, housing, insurance, or tenancy decisions about any individual
  • Resale or redistribution to third parties
  • Any unlawful purpose

4. Not a consumer reporting agency

Record Signal is not a consumer reporting agency and our data is not a consumer report as defined by the Fair Credit Reporting Act (FCRA). Our data may not be used, in whole or in part, as a factor in determining eligibility for credit, employment, insurance, housing, or tenancy.

5. Your compliance obligations

You are solely responsible for complying with applicable law when contacting individuals in your lead data, including the TCPA, CAN-SPAM, and state telemarketing and do-not-call regulations. Where we provide DNC or TCPA-litigator flags on a record, they are provided for your convenience only, are not a substitute for your own compliance review, and are not legal advice. By using the data you certify that your outreach will be lawful.

6. No warranty

Lead data is provided "as is." We source and enrich it in good faith from public records and licensed providers, but we do not guarantee its completeness, accuracy, or fitness for any particular purpose. Court filings and third-party contact data can be incomplete, delayed, or wrong.

7. Changes to these terms

We may update these terms from time to time. Material changes will be sent to active subscribers by email before taking effect.
